Ooo boy.. lots of fun, hehehe...
Sounds like you have several issues going on here. Did you purchase the
home new, or used? At least some of the problems you've listed would be
the dealership is responsibility. Some things I'd need more info on, to
make a determination. And some may even be the result of choices you made
when setting the home up. Not enough info really to make a good call on who is responsible for what, or what may have led up to the problems. For example. manufacturers don't install gutters.. that is either a dealership add-on, or homeowner. Who installed the dishwasher, & who supplied it? I have repaired some pretty nasty transport, & storm damage on homes like this too.. sheetrock coming off the marriage walls, etc. Carpet seams along the marriage line are usually the responsibility of the dealership.as to the quality of the carpet itself. is it original carpet? Was the home new, used, or did it sit on the dealer is lot for an extended period of time? Windows may have been left open at some point, had a leak, or maybe there is no vapor barrier under the home, or the cross ventilation isnt set up properly. Too many questions..so here is what I would do: Most states have a department that handles problems like this. try contacting ur state capital to find them. Sometimes they are run thru the state Attourney General is office. Contacting ur local state Representative may make it easier to find which agency you need to contact. What they will do, is arrange for an inspection. Usually they require the manufacturer, dealership, & homeowner to be there, or have representatives there. The state inspector will go thru the home, determine what needs to be corrected, & who needs to do it. All parties will be given a timeline to respond & take action per the inspection. (Usually 30 days to respond in writing, stating what action they will take, & another 30 days to complete the repairs) As an independent contractor, Ive represented all three at one point or another, over the years. (Retired now) Ordinarily, Clayton homes is one of the better manufacturers. Ive worked on a few over the years, & was always pleased with the quality of materials & construction. Fleetwood once asked me to provide service for them, & I refused. As with anything, there are good quality products/manufacturers & poor ones. It helps to educate yourself before making a big purchase like this, & take plenty of time to shop around. Even a good quality home can have problems when installed improperly, or by a poor quality dealership. The better quality manufactured homes use the SAME MATERIALS that you would find in a quality 'site built' home. ANY mobile home is going to be greatly affected by the type of foundation you put under it. I'd be willing to bet that the one answer posted that said they had to relevel the home every year has little to no foundation. In many southern states you can actually put a mobile home on pads on top of the ground! Legal, but a really really bad choice, hehehe. I really should write a book about some of the things Ive seen over the years, lol...From dealerships that left homes on the sales lot exposed to the weather, to improper set ups, to transport damage (wheels coming up thru floor, etc), to homeowners removing critical supports or running an electric current thru the steel support frame, lol. Contact ur state inspector is office is what I would suggest at this point. Your other option is to hire a lawyer, an independent contractor, get the repairs done yourself, & then take the others to court. Expensive & can be dragged out for years. A state inspection won't cost you anything, unless he flags something as ur responsibility, then you'd have to correct whatever is pointed out. Good Luck
we lived in a fleetwood home for almost 10 years.we bought it
new & they are what they are..they take a lot more upkeep than a normal
stick built house...they are not made like a stick built house..we were
painting our master retreat & finally realized why that room was cold in
the winter & hot in the summer under the window you could see the
neighbors house thru the hole that was there.our shower track was
installed so that it leaked all over the floor.we had to get it releveled on a yearly basis..and the bathroom on one end of the house did not drain correctly. the carpet & the vinyl were the worst...the shutters on the outside of our house two people hung each one.because on one side there were two more screws than the other.its a mobile home they are made cheaply if you have ever been to a plant to see how they make them you would understand why..the only thing you can do is try to get a hold of the company & see if the will do anything for you..but it sounds like any warranty you had has already ran out
This sounds like a mobile? If so, I feel you. I bought a 2003
repo 4 yrs. ago. Brand new carpet, but within 4 mos. was shredding &
unraveling in the same places you mention. Very cheap quality. As for
cabinets, I haven't had ur prob, but they are also very cheap
construction. Mine is a champion. It sounds like these companies build as
cheaply as possible & charge out the wazoo. If you bought new, check ur
waranty. You may still be able to get these things fixed. At least, call the dealer where you bought it & tell them what is going on. Since mine was a repo, i only had a 1 yr. waranty. Good luck.
Clayton homes are one of the better manufacturers of mobile
homes? most home sellers have 3 price ranges for homes. the beginner, the
intermediate & the upper level home. if you paid less than 25 dollars a
square foot the materials are probably a lesser (cheap) grade. ask if you
have 20 oz. carpet with a 5lb. pad? 2x6 is in the exterior walls? r 19
insulation in the exterior walls. 2x4 is in interior walls? are they set
on 16 or 24 inch centers? find the material specifications from the people who sold you the home. you may be able to get them to be more pro- active with ur issues.
